The Space
This lovely property has six spacious bedrooms, a large kitchen, dining room, living room, sunroom, a beautiful riverside garden, hot tub, and a games room—perfect for a relaxing getaway! The kitchen is fully equipped with everything you need, including a dishwasher, plus a washing machine in the utility room. There's a cosy table for breakfast with garden views, and for bigger meals, the dining room comfortably seats 12. In the living room, you’ll find comfy sofas and a flat-screen TV. The kitchen opens into the sunroom, which offers more seating and stunning views of the garden. Downstairs, there’s a single bedroom with a futon, so the house can accommodate up to 12 guests. A family bathroom with a shower is also located on the ground floor. Upstairs, there are five more bedrooms, including two twins, two king-size rooms, and a super-king-size room. Each bedroom has its own charm, with features like smart TVs, a PS4, a Juliet balcony, and spa-style showers. Two of the bedrooms lead onto a large balcony overlooking the garden and River Yare. One king-size room boasts a floor-to-ceiling window for an incredible view to wake up to! The master bedroom also has a luxury ensuite with both a shower and a large bath. Another bedroom has its own ensuite, and there’s a family bathroom with a shower and bath on this floor too. Kids (and adults!) will love the games room, fully stocked with table tennis, a football table, and plenty of indoor and outdoor games like giant Jenga and badminton. The garden is simply stunning, with a large patio dining area, river access, and lots of space to explore. You’re welcome to bring your own paddleboards to use on the river. And don’t miss the private hot tub with views of the garden and the River Yare—perfect for unwinding!

Perfect house for our stay. Children were entertained with all the games on offer. The only negative I would say was that the hot tub was on the hot side and we couldn’t turn it down. Other than that 5 stars!

A really lovely big property with lovely outside space we really enjoyed our time here and would definitely recommend. Would have given 5 stars but hot tub was dirty on arrival with loads of hair in it. Hot tub guy arrived the following afternoon and was off with us about it saying it will just get sucked into the filters, he said he would clean the hair out but after leaving the condition remained the same and the hairs were still there.

I recently stayed at this house in Norwich and had a great experience. The property was clean, well-kept, and had everything needed for a comfortable stay. The kitchen was fully equipped, the bedrooms were clean with fresh linens, and the living area was perfect for relaxing after a day out exploring the city. The location was ideal, quiet and secure neighborhood but still close to local shops, restaurants, and public transport links. The host was friendly, responsive, and made check-in and check-out very easy. Overall, I would happily stay here again and recommend it to anyone visiting Norwich looking for a comfortable, well-located home.

Location, view, the fishing, space. No Hot Water issue which was Not rectified soon enough. We spent our first 24 hrs not able to shower as there was No Hot Water. The installation of the new boiler had not been tested properly so didn't work for the hot water. This meant spending time on trying to get someone to listen and care enough to resolve the problem. We asked beforehand if the BBQ was gas or charcoal, we were told Charcoal but it was gas. Wasted money on charcoal. Contact information out of date in hand book. Email and phone no's didn't work.

This was a nice spacious house with plenty to keep our family busy. The positives -The children really enjoyed the play room -The house was well equipped with utensils. -A few snacks were provided by the host which was a nice touch. -The hot-tub was warm and enjoyable :-) -We saw a baby deer and rabbit in the garden The negatives: -The BBQ was filthy and in need of a good clean. -The floorboards upstairs were extremely squeaky. -The main shower was too small and ended up using the en-suite which were working. - The shower pump was very noisy and could be heard on the rooms -The house needed to be cleaned better as there were cobwebs and a few flies despite having fly screens. -The first night was quite stuffy, we asked for fans for the rooms, but were told that there was a ceiling fan in the conservatory and therefore none were provided. Despite the negatives our stay was generally comfortable and the house is well located for Norwich town.

The location was amazing and the river really made it. The property was well laid out and easily accommodated all 11 of us plus a baby plus a dog The standard of cleaning was ok. The basics like toilets were good but when you opened draws etc they were quite grubby and there was a lot of cobwebs

Great location for a group trip. Easy instructions for check in and out along with everything else inside. Plenty on offer in the local area and walkable into the city centre. Would recommend to others and stay again.

It’s a lovely property, with plenty of space and a lot to do (hot tub, BBQ, table tennis, table football and plenty of board games). The hot tub was a favourite, and the garden is great. Had the weather been on our side, we’d definitely have spent more time outside! That being said, we did have a few issues; 1. From the moment we walked in, we were greeted with cobwebs, some of which had evidently been there for quite some time, given the size of them. 2. A lot of the shelves in the rooms had only been dusted on the top; the remaining shelves were dusty. 3. We had an issue with the power upstairs on day 1. When we called up, we were told someone would be coming to inspect, but we weren’t given a time, which was frustrating as we had made plans for the day. We eventually resolved the issue ourselves and cancelled the inspection. 4. Despite having 4 bathrooms, only one (the downstairs one) had hot water until halfway through our stay. The master bedroom dribbled. ALL cold.

We had a lovely few days here as a large family gathering. The property was exactly as advertised and the location is very peaceful right by the river. The games room and hot tub were particular highlights! We had a small issue with the boiler going out while we were there but this was fixed promptly once we had called to notify of the issue. I’d recommend this property to others looking for a base for large groups.

This was a large 6 bedroom house with plenty of bathrooms and very well equipped with hot tub, table football and ping pong table, 2 dining rooms and bags of parking. It was absolutely excellent for a family gathering of 5 adults and 5 young adults, all over 20 years old. The owners provided it fully decorated for Xmas and with festive crockery, 2 Xmas trees and strings of lights.

Lovely size property for 3 families with kids to holiday together. Plenty of parking. Beautiful garden with mooring at the end. Nice collection of toys/boardgames for kids, swing, trampoline etc Unfortunately the burglar alarm (which we had not set and did not have instructions for) went off without warning at 05:00 & 03:00 two nights in a row. It woke everyone up, including the toddlers, which disturbed the night / next day! We called the emergency number but they were unable to guide us on how to turn it off. The alarm spontaneously stopped after 10min or so.

We all enjoyed our stay and must say there was plenty to do the only problem was the house could do with a deep clean under the beds was plenty of dust we push two singles together and then see plenty of dust also the shower tray mats are all black with mould and games room rotten but on the good side I phone your office about the iron shorting the electrics and a new iron was delivered within Two hours soon after arriving we relished we had left a bag behind phone and spoke to a gentleman called Lee who said they would have it picked up and have it sent by courier’s I think the service we have received makes up for everything Thank you from us all would definitely book with air bb again

Perfect house for a big gathering. Beautiful setting - right on the river. Property and garden well maintained. Hot tub seats 8 and temperature was perfect. All of the amenities you need and the house was spacious yet cosy. Heating works a treat. Dog friendly property. One downstairs bedroom and bathroom which is ideal if some of your party may have trouble with stairs. Welcome pack was lovely but do take extra toilet rolls, kitchen towel, washing up liquid etc. Definitely recommend.

This was our second year running visit to this beautiful house. Our family of 11 (grandparents, children and grandchildren) all had a wonderful time. The house is always spotless and has everything required to keep the children occupied for days (the hot tub is always a hit!) The location is great and close to the centre of Norwich if needed, and various routes of the broads, but also tucked away privately in it's own corner. All first class and we thoroughly recommend staying here!

The property was a great size property with loads to do. Unfortunately the day before we left we were informed the cooker had a fault and was given a refund to cover the two days we couldn’t cook ( 12 of us and a baby) The cooker was being replaced two days into our stay. Again unfortunately the Cooker and install team did arrive but the cooker could not be installed ( electrical fault not the cooker ) we couldn’t fully use the property to its full potentially because of this, so had to try and eat out during the day ( as it was less busy during this period ) and have microwave or bbq a few small bits in the evening for the whole break which took the shine off our stay slightly and my parents anniversary and incurred costs we didn’t anticipate paying All in all the property is a great place and location for large families Adam

Had a great weekend here hosting a family gathering. The team communicated really well leading up to check in and the place itself was well equipped with everything we needed. Being right on the river with the large garden makes it seem like you’re miles outside the city when you’re only 10 minutes from the centre. Would definitely recommend!

We stayed in April 2023 and the house was excellent. The garden on the river with the hot tub was excellent. Lots of games for the kids in our group. All the rooms are of a good size with plenty of bathrooms. Lots of great spaces to socialise with friends: big kitchen, dining room and living room. We’d definitely stay again 5*.

Great location and beautiful property. Most of the house was very clean, although a little dated, it was fine. Well stocked kitchen utensils and big tables that fit 12. Hot tub was fantastic. We had a lovely time as three families. Thank you

Beautiful house in beautiful grounds. We had 3 generations of family and it suited all. Rooms were huge and comfortable. Kitchen facilities plentiful. And the games room -well we ve never seen so many toys/games available, not to mention the conservatory. So much room. And the sweeping lawn down to the River Yare - ducks and swans waiting to be fed and the trampoline, table tennis table and hot tub on the patio together with lovely bench ad swing looking out to the river. Ideal holiday home. Just l thing - in the master bedroom perhaps some bedside lamps would be appreciated. Otherwise perfect.

Fantastic few days away with a group of friends. Location is great, including views of the the river Yare. Nice pubs only around the corner and a nice walk in to town for lots to do The house itself is lovely with plenty to do. Would recommend this for future stays

Really great stay in Thorpe hill close for a group of 10 people, could definitely have fitted more. The location was perfect for us to explore Norwich city and wider area. Amazing facilities to entertain a whole group - everything you need for bbq, garden activities like table tennis, lots of seating outside and inside. Also a massive plus having a hot tub which was ready for use when we checked in. Would recommend and come back again.

Positives.. The property is in a great location for a break, right on the river..lots of space… clean and tidy..hot tub…nice garden… plenty of parking… Negatives…. Cost only due to property not being modernised…fridge doesn’t work correctly which was reported and not resolved..surely if your charging over £2000 a week you can afford to replace the fridge..? Main bathroom shower stuck on boiling hot which if a child was to get in wouldn’t be great.. also glass shelf within shower not fixed and fell straight out when getting in the shower.. One bed is a mattress on the floor..surely a bed can be put in there.?

Really lovely property, nice spaces for family fun, lots of toys and activities for the kids and great location with lots of things to do close by and within short distance drives. Slightly let down with problems with the showers, intermittent water flow if too many people showered consecutively. Not ideal when you are all trying to leave the house together to go out. Also one of the showers was unusable due to being scalding hot. The team responded quickly to our request to fix this and sent a plumber around but unfortunately it wasn’t something that could be fixed during our stay. One other minor suggestion would be some pruning of the shrubbery growing on the house (one of the back doors wouldn’t open because of a branch blocking it!) and also some cleaning of the window frames. That said, a really positive experience and would still definitely recommend the place for family get aways.

Great property. Excellent facilities, loads of space and a fantastic garden and outside seating/BBQ area - with hot tub (and river - we bought a kayak and saw Kingfishers!) Would definitely visit again.

Fantastic place to stay with the whole family. So much there to occupy the children. Games, hot tub, trampoline and some great hiding places. Immaculate Webber has bbq to enjoy with whole family. So much to do around Norwich it’s a great central location. Make sure you leave time to enjoy the house!!!
